Barndominiums in Waco, TX
A barndominium is a metal-framed building finished as a home. We put up the shell — frame, roof, walls, porches and openings — on your lot, and coordinate the trades that finish the inside.
What's involved
What you get, and what it costs to get it.
A barndominium is a metal-framed building finished as a home. We put up the shell — frame, roof, walls, porches and openings — on your lot, and coordinate the trades that finish the inside.
We size the building around your plan rather than fitting your plan to a stock package. Span, height, door sizes, roof pitch, porches and openings all get decided before anything is ordered — which is why they don't turn into change orders later.
Most owners come to us with a rough footprint and a budget. We walk the lot, tell you honestly what it will take, and put the number in writing.
What's included
- Engineered frame and anchor bolts
- Roof, wall panel and all trim
- Insulation and vapour barrier
- Doors, windows and openings framed
- Porches, lean-tos and overhangs
- Site clean-up and final walk-through
What drives the price
We don't publish a price per square foot, because the number would be wrong for almost everybody who read it. These are the things that actually move a quote up or down — worth thinking about before you call.
- Footprint and clear span — a wider span needs heavier steel
- Wall height and door sizes
- Porches, lean-tos and roof pitch
- Insulation level and how much of the interior you want finished
- Site prep: grade, access and the concrete slab
- Distance from Waco, once you get well outside Central Texas

Barndominiums FAQ
Before you call.
Anything not answered here, ask on the phone. We'd rather talk it through than have you guess.
What is a barndominium?
A barndominium is a metal-framed building finished as a home. The frame carries the load instead of the interior walls, so you can put a large open living area next to a working shop and move the internal walls wherever you want them.
Do you pour the slab too?
We coordinate site prep and concrete with contractors we work with regularly, and we set the anchor bolts ourselves so the frame lands where it should. Ask on the site visit and we will tell you exactly who does what on your job.
Can I bring my own floor plan?
Yes. Bring a plan, a sketch or photos of something you liked. We size the frame around your layout rather than asking you to fit your layout into a stock building, and we will tell you up front if anything on the plan will drive the cost up.
Do you finish the interior?
We build and finish the shell. Interior finish-out — framing, plumbing, electrical, cabinets — is handled by trades we coordinate with. Some owners have us stop at a finished shell and take the inside on themselves.
How long does the shell take?
It depends on the size of the building, the weather and how quickly the slab is ready. We give you a schedule in writing with the quote, and we tell you early if anything moves.
What sizes do you build?
Most barndominiums we build fall between 30×50 and 60×100 feet. We can go wider or longer — the span drives the steel size and therefore the price, so it is worth talking through before you settle on a footprint.
